Strung along for 2 months!!

Decided to refinance and clean up debt with refinancing our home. Paid for an appraisal but Homeward didn't accept it and I didn't choose the appraiser they did. So then Homeward didn't do the refi. And I didn't get my money back for appraisal. Big rip off artist!! Strung us along saying refi would be approved, but then denied appraisal...we have awesome credit.. this is not acceptable. My mortgage is with OCWEN and this is their subsidiary...I have always paid them on time..don't know why they would send me to this poor example of a mortgage company HOMEWARD RESIDENTIAL

Scrammed

I feel that homewardfunding scammed me out of $495.00, paid for a home inspection, so I could refinance with them. Now they said that it could take up 6 month before they could refinance me, and if I wanted to refinance in 6 months that I would have to pay another $495.00. My credit is good and my house came at a higher amount then I thought that it would. I told homewardfunding to refund my money, and in 6 months, if I wanted to refinance with them, I would think about it. They couldn't refund my money because they paid it to a third party. I told them that I paid the money to homewardfunding, not a third party, so they're responsible for the refund. I told homewardfunding that I would complain to Ocwen for referring homewardfunding to me.

Do not deal with these people they are crooks! Started my refinance with these guys at the end of April… Then was told that my income was not enough after I had paid for the appraisal 525. I sent all the documentation in piecemeal mind you every time they ask for however when I followed up recently no one could give me a straight answer… It was like they were playing a game. Four months is a really long to do a refi. Do not deal with these guys they are crooks!

Contact a Housing Counselor from the Federal Trade Commission in the U.S. Department of Housing and Urban Development to ask them if this is acceptable.

That is what I am doing. They changed my locked in fixed rate at 4.50 for 15 years to fixed rate at 5.50 for 20 years that I never signed paperwork for.

I am a 100% disabled veteran. This company told me they would be able to lower my interest rate. They asked for all my paperwork and I sent it. Then they told me all was good with my paperwork and credit. They told me i needed a appraisal from there appraising company. It wolud be $495 and i paid for it. After the appraisal they said that i was all set the house was worth 60% more then we were trying to refinance. Then i couldn't get ahold of any one at the company. After 3 weeks of nothing from them I got someone to answer the phone finally. I asked what was happening with the loan they said they would find out. After a week of nothing I called them back. Got a different loan officer and he said that I was denied. I was told my name hasn't been on the deed for long enough and it should never have been moved forward to the appraisal process sorry. I ask if I would get a refund for the appraisal he told me he would talk to his supervisor and get back to me. Never heard back from them. All in all it seems like a scam to get you to pay $495 for a appraisal. BEWARE OF THIS COMPANY!

Same thing happened to us, but they blamed it on the appraiser...they didn't accept it because there wasn't enough comparisons...they gave them 5 ... scam!!

Inquired about refinancing my home to consolidate debts. They pulled my credit and the agent sent me a spreadsheet of what i would save, unfortunately it was too good to be true. Week after week i was asked to send documents, which i did. And time after time, my loan request dwindled down, to the point i was unable to consolidate any debts, and the agent had the nerve to ask i still qualify as long if i come up with thousands of dollars in closing cost. At the end, i loss money for home appraisal.

DO NOT DEAL WITH THESE PEOPLE

I applied for a refi. in order to get a lower rate. Got preapproval, paid for appraisal, submitted all of the usual documents and was told that everything was fine. However, after waiting weeks or so, loan was denied. Reason given: "property isn't refinancable". Do not trust them or even think about using them. They are slow, untruthful liars and crooks. I've refinanced many properties and have just finished a refinance this week. These people are the worst most incompenent people imaginable. They don't return phone calls, answer e-mails and I was passed around from one processor to another. I could not get they money back that I paid for the appraisal so, this was a very bad experience for me.. Do not, get caught up with these crooks

I have been trying to get a response from them on my loan status for 3 days. They ignore my emails and, of course, the loan officer is never available. Supposedly, the phone reps Don't have access. The first impression is not good. I have been promised callbacks 2x and get nothing. Not a good experience.

Homeward Residential (Scam Scam Scam)

I received an invitation in the mail reference refinancing my mortgage several months ago. I eventually applied after thinking about it since I could use some cash out in order to do some repairs on my property even though I had read some less than positive reviews. I figured since Ocwen, my mortgage company, is the parent company for Homeward Residential I wouldn't have a problem. The loan officer was very attentive and thorough. He helped me through the process and I was put at ease. I submitted all requested documents promptly and paid $450 for an appraisal and had that completed within the first few weeks. I thought everything was fine until my application was passed to the processor. From the beginning I felt that this person was passive aggressive when I questioned her about anything. If she didn't like the question she wouldn't return my calls or emails. She asked for a roof inspection and when I asked if she could recommend someone like the loan officer had done with the appraisal she told me to call the original appraiser to see if he would do it. He of course said no. After that, I communicated with her only via email because I began feeling that something wasn't right. I wanted a paper trail. During this time the original loan officer called back to "check" to see how the process was going and I told him what issues I was having. He immediately had his supervisor call me and apologize for the processor. He advised me she gave me wrong information. I remembered that I had recently had a roof inspection for my homeowners insurance and asked if they had access to the report which should have been in my mortgage file. I was called back and told the document was found and would be forwarded to my processor who would then submit it to the underwriter for review. A few days later the processor called and asked if I had had some repairs done so she could send the appraiser back out (another $450) to document. I advised her this was the first I had heard of any repairs being needed and I'd been communicating with her for two months. I told her to forget the whole thing and that I would find another lender. Sounds like a SCAM to me. Beware of this company please

Don't walk ... RUN from this company

This company is horrible! Got a letter from them asking to refinance my home. Started the process in June. Poor/Non-communication. Never-ending requests for new (and often times silly) information/material. It's been over three months and I don't even have an estimated closing date. My credit score is in the 800s and I my income is in the $200k+ range. The refinance is for only $60K. Shouldn't have taken more than a month to close my loan. I am a real estate investor and I've closed on over 20 different mortgage loans in the past 6-7 years. This has been the ABSOLUTE WORST. Only reason they didn't get only 1 star from me was because the loan processor (though ineffective) was polite and professional. Do yourself a favor and go elsewhere!!

Overcharged on tax escgrow then kept balance after taxes

Homeward Residentual payed property taxes before I had a chance, setting up an escrow in Feb.2012 without prior notification. I paid $3116.52 into the escrow as of Feb 2013. They payed out $2556.18 yet only show an escrow balance of $40.92 and can't or wont tell me where the balance of $560.34 is or has gone. Blatant escrow fraud and theft. Now they are Ocwen Loan Servicing LLC and have no records so they say. The next 12 months of escrow will be almost $300.0 more than the tax liability. I'm guessing it too will vanish in the books too. CROOKS!

Close to losing our house

Our loan was transferred to them from Chase, right at the end of our approved loan modification. They did not communicate with us, sent us paperwork, claimed that the paperwork never arrived, etc. My person assigned to my account never returned my calls, I left message after message. Our loan mod fell through, just when our hopes were up that we could keep our house. We have to start over. I sent paperwork in, but cannot pay the amount we are overdue. I asked the customer service person that I talked to last time why Chase is so much more helpful than them, and she actually laughed at me. Every time I call there I get a different answer, and they won't put me through to a supervisor. We are so close to losing our home to these heartless people. We did not choose them, we are stuck with them. The sad thing is, with the loan mod that we thought we had, we could pay off the loan. I feel like we can't win.

Homeward Residential - Terrible Customer Service

I just got my first mortgage bill. I registered to pay online, but then couldn't sign in with the username and password I just made. I was then immediately got locked out of the account. I tried to call and make a payment but there is a $10 fee to do so. I tried to speak with an agent but they don't work on Saturday. I tried to leave a message or write an email but they don't post any email address, and I can't leave a message unless I sign into my account which I was just locked out. Terrible, terrible, terrible first impression.
